SUMMER 2018 CRUISE LINER MOVEMENTS
We are privileged in Aragon Tower to have, arguably, the finest view of the many cruise liners that traverse the Thames each year. During the summer cruise season you can watch the ships that dock at Tower Bridge sail past from the comfort of your living room, whilst those that dock at Greenwich are also visible from the development (including the first night fireworks displays).

EXTERIOR RESTORATION WORKS
Leaseholders should have received a letter from Amy Haas confirming that it is the intention of the freeholder to carry out restoration work on the exterior facade of Aragon Tower to improve its appearance and ensure its longevity. ATRA has been working with KFH for the past 12 months to secure a better contract for the cleaning of the windows and the facade and the full deep clean/restoration is the first stage of this work so that the exterior of the Tower can continue to be cleaned on a regular basis. At the moment no additional monies from leaseholders are being requested to carry out this work and it is believed it will be funded from the Tower's reserve fund.
NEW PROPERTY MANAGER
All residents should have received a letter introducing our new Senior Property Manager, Amy Haas, who is based at the KFH head office in Wimbledon. For day-to-day queries at Aragon Tower you should speak directly to Kevin or the Concierge team as usual, however Amy can deal with more specific leaseholder queries and any matters that Kevin cannot address directly.
ATRA looks forward to continuing our good relationsip with KFH under Amy's leadership.
EXCLUSIVE ARAGON TOWER DISCOUNT
ATRA has managed to secure an exclusive 10% discount on food and drink at the Plough Way Cafe for residents of Aragon Tower only. Plough Way Cafe was opened in 2016 and offers authentic Italian cuisine, cocktails and coffees in a funky settting - only a 5 minute stroll from Aragon Tower at the Marine Wharf development.
To take advantage of the offer between now and the end of February (excluding Valentine's Day) pick up an exclusive discount card from the Concierge Desk. If you've not yet paid a visit then now's the perfect time to support this fantastic local business. We recommend you book in advance as the restaurant can get busy in the evenings.
Thanks to those of you who attended the Annual General Meeting on 15th January. Following a majority vote by those present we have made the proposed amendments to the ATRA Constitution. This can be found below or in the About ATRA section of this website.

ATRA AGM AGENDA
In anticipation of the ATRA Annual General Meeting on Monday 15 January at 18:30 on the Aragon Tower Mezzanine, We are providing the Agenda for the session listed below as well as some information on the proposed changes to the ATRA Constitution. This is for the primary benefit for those residents who are unable to join us on the evening but who would like visibility of the proposal in advance. Please find below the proposed ATRA Constitution changes highlighted in blue. These can be compared for reference alongisde the existing Constitution which is on the website here.
If you have any feedback on the proposed changes to the Constitution and you are not going to be present at the AGM, please email them to: firstname.lastname@example.org before midday on Monday 15 January so that we can capture them as part of the motion for change.

The rationale for change has been emailed to all residents who have provided us with their email address. If you would like to be emailed a copy of the rationale please email email@example.com giving your name, apartment number and confirming whether you are a leaseholder or tenant.

ANNUAL GENERAL MEETING NOTICE
We will hold our AGM on Monday 15th January at 18:30 on the Aragon Tower Mezzanine. All residents are welcome to join and we look forward to seeing as many of you there as possible. The first part of the AGM will be a 'Special General Meeting' - in which we will propose an amendment to the ATRA Constitution.
We will communicate further information nearer the time.
MAINTENANCE AND CONTRACTORS UPDATE
Following requests from residents we have added details of third-party contractors who have been used by residents previously for day-to-day maintenance jobs in apartments. Please note that neither ATRA or KFH have any association with any third-party contractor you choose to instruct and that all agreements are privately arranged between leaseholders and the contractor.
PLANNING APPLICATION FOR FORMER NURSERY UNIT
You may be aware that a planning application has been made to Lewisham Council for a change of use of the former Art Gallery/Nursery unit on the raised ground floor of Aragon Tower. The proposal is to renovate the recently vacated space to become 1 x 2 bed and 1 x 5 bed apartments.

ATRA has agreed that it will not be involved in any formal expression of support or objection as only individuals can commnent on the planning application and across the ATRA Committee there were differing opinions on the validity of the application.
Closing date for any comments on the application to Lewisham is the 22nd November.
EXTERIOR FACADE UPDATE
Following the samples of the exterior facade that were sent to BRE (Building Research Establishment), the body appointed by the Department for Communities and Local Government to test samples of Aluminium Composite Material (ACM) cladding from across the country, we received the following report:

The building(s) referred to above for which you have submitted samples for testing are not ACM cladding and therefore will not be screened and you will not receive a test report because we have been commissioned by the DCLG to screen examples of ACM cladding only"
Jake Burton, our Building Manager based at KFH head office, has confirmed that other buildings in the KFH portfolio with the same type of cladding as Aragon Tower have also received the same report.
EXTERIOR FACADE ANNOUNCEMENT
Berkeley Homes have confirmed the following information in relation to the type of facade used on the exterior of Aragon Tower:
“On review of the installed contractor drawings at the time of redevelopment, from ground to 24 storeys the Oskomera installed system comprises of 4mm aluminium rain screen panels. The aluminium itself is Class O as defined under BS 476 and the insulation behind the panels is mineral wool which is Class A1 non-combustible.
From the 24th storey to the roof is an alumnium curtain wall system with back painted glass and aluminium spandrel panels with polyeurethane insulation encapsulated by mineral wool insulation and plasterboard."
The results of the facade samples sent for testing have still not been confirmed, however KFH are chasing the Government department for this and residents will be updated when we know more.
Due to a delay in obtaining Approved Resident Association status from the Freeholder, we have decided to postpone the planned EGM on 18th July in which we planned to amend the ATRA Constitution. Please accept our apologies and we will advise in due course of the re-scheduled meeting and also the date of the next open ATRA Committee meeting.
WINDOW OPERATING MANUALS
Following the printed copies that were posted to each apartment in May, we have uploaded the Window Operating Manual to the 'For the Home' section of this website. This manual applies to the Z Apartments only (Levels 2-24).
FIRE SAFETY UPDATE
All residents and leaseholders should have received 2 letters from Kinleigh, Folkard & Hayward this week: one confirming the response by KFH to the fire at Grenfell Tower and a second confirming the response from Berkeley Homes regarding the materials and fire-safety measures built into Aragon Tower. If you have not received these, please contact Jake Burton, our off-site Building Manager, using the details on the Contact Us page.
Further to this, the ATRA Committee have received an additional update from Jake:
"I have been in contact with the Communities Department within the Government to organise a sample of the cladding to be taken, I am just awaiting a date from the contractor, once the sample has been taken I then have to send it to a testing centre where we will await the results and a report. Should I receive any further information I will send a circular, I have received a number of queries from residents who having spoken to them and sent them the documentation I have, all so far have been reassured."
A number of Aragon Tower residents have been in touch regarding fire safety in our building, following the tragic events at Grenfell Tower in West London. We've chased KFH for a response regarding the cladding used on our building and the existing fire safety procedures.
It's early days, but KFH have responded to us and so far have said:
"We undertake Fire Risk Assessments on an annual basis. The current FRA runs out on the 28th July 2017 - currently there are no outstanding actions or recommendations that were made. Due to the recent incident we have brought forward the next risk assessment and this should be carried out with the next 2-3 weeks. As you can imagine, the companies carrying out the works must have their hands full as we contacted them immediately”
Regarding the cladding they add:
“We have also instructed a contractor to look further in to the materials that were used in cladding the building including the insulation”
All residents and Leaseholders are welcome to attend a special ATRA meeting on Monday 19th June at 6.30pm on the Reception Mezzanine to discuss the topic of Fire Safety procedures and precautions. We will be formulating a plan to make our concerns clear to the building’s managing agent, KFH, and the Freeholder to chase them on progressing any information gathering that needs to be done regarding our cladding and audible alarms.
ATRA MEET & GREET EVENT
Thank you to everyone who stopped to talk to us at our 'meet and greet' engagement session in the Reception area on Wednesday evening last week. Various members of the ATRA Committee worked in shifts to cover a four hour period from late afternoon into late evening and we were thrilled to speak to over 70 residents during that time. Many of you will have kindly left your email addresses and names for us to be able to communicate relevant news and information to you in the future. Following our update about Hyperoptic Fibre internet in the January issue of the ATRA Newsletter we have had confirmation from KFH that although we have had enough interest registered by residents of Aragon Tower to secure the service, a large proportion of those who registered are not leaseholders of the building.
Hyperoptic have clarified that they need a minimum percentage of leaseholders to register their interest in having fibre internet connected to Aragon Tower and that we haven't yet met this number.
If you have not already registered your interest and you are a leaseholder of your apartment, please register using the following link: Register Interest in fibre internet
If you rent your apartment we would urge you to contact your landlord and ask them to register their interest on your behalf if they have not already done so.
To clarfiy, there is no obligation to subscribe or pay for fibre internet if you register your interest. We are only interested in securing enough interest so that the service can be connected to the Tower for those who may want to subscribe to a fibre service in the future - a service that would have huge benefits to current and future residents.

We have decided to disable the firstname.lastname@example.org email address in favour of specific email contacts for the nature of your enquiry. TUMBLE DRYER SAFETY RECALL
You will no doubt have read about a safety recall issued by white goods manufacturer Whirlpool for tumble dryers sold under the Creda, Indesit and Hotpoint brands. There have been instances of fires caused by these faulty dryers, including one in an apartment block in Shepherd's Bush.
If you own a Creda, Indesit or Hotpoint tumble dryer it is imperative you check whether it is a model affected by the recall and follow the advice given. The following link provides information on the products affected and the action to take: Whirpool UK Recall Notice
ATRA FACEBOOK GROUP
ATRA now has a Facebook group which can be found by searching for 'ATRA'. Only residents will be allowed to join this private group and you will be asked for your apartment number when you request to join - however, we encourage all of you to request being added to the group so that we can grow the presence of ATRA across social media channels.

This will allow us to tailor specific communication to residents directly. Rest assured that your details will only be accessbile to ATRA Committee members.
It was confirmed at our Committee Meeting this month that some routine maintenance and decorative works will be carried out over the next week or so, including the repair of some stained carpeting in communal lift lobby areas and touch-up painting on some residential levels.
If you have a maintenance request for a communal area - e.g. damaged paintwork or carpeting, please inform Kevin, the Estate Manager or the Duty Concierge. As a reminder, any maintenance requirements, including windows, for individual Z Apartments or Penthouses is the responsibility of individual owners and contractors should be sought privately. Please see the Windows update below in addition to this.
A new contractor has been found who can perform maintenance or repairs to your apartment windows. If you have a maintenance request please speak to Kevin, the Estate Manager,
who can give you the contact details of the approved contractor. As a reminder, apartment windows are the responsbility of the owner/leaseholder and any cost will be met by the indvidual ownder or leaseholder.
